Akani Landlords Warn Buyers Over Alleged Encroachment in Enugu Layout

The Akani Ancestral Layout Landlords Association has warned prospective land buyers and investors to exercise caution over alleged encroachment on parts of the Akani Land Layout Planning Scheme in Emene-Nike, Enugu.

In a public notice released on Monday, the association said it was responding to videos circulating online about controversial land transactions in the area. 

One video, it said, featured a female investor who claimed to have paid for plots in New Enugu Estate and Dolphine Estate but had not received allocation.

The association said it reviewed the location and size of the land linked to Dolphine Estate and now suspects that parts of the estate may have encroached on the area officially designated as the Akani Land Layout Planning Scheme.

The layout, according to the group, was approved through a public notice under the Urban and Regional Planning Law, 2012, and signed on August 16, 2012, by the then Commissioner for Lands and Urban Development, Dr. Chukwuemeka Ujam.

Describing the situation as a “red flag,” the association urged intending buyers to conduct due diligence and verify that any property they intend to purchase does not fall within the boundaries of the Akani layout.

It added that many members of the Akani Layout Landlords Association had already completed verification and payment processes for their title documents with relevant Enugu State government authorities.

The notice, the group said, was aimed at preventing future disputes and helping investors avoid costly mistakes.
